The fact is when engaged to submit an application, your architect should consider any local authority guidelines and statutory requirements so it has the best chance of success. So be wary of anyone claiming they can guarantee planning permission.

This is important: By that definition, anyone offering guaranteed planning permission services can offer that level of certainty by cheating and lying. I’m not sure I’d want to be working with anyone who was so open about doing both of those things…
